Retail Developments:

• • BayWalk opened in November 2000 and had 3 million visitors its first year. In 2001, the city was awarded the Florida Redevelopment Associations New Building Project of the Year for BayWalk. 2004 attendance numbers continue to meet expectations and the complex is 100 percent leased. Tenants of BayWalk include a a Muvico movie theater, Ann Taylor, Shapiro’s, TooJays, Dan Marino’s Town Tavern, and Chico’s.

• • Grady Pridgen Inc., has announced it plans to build an $80 million mixed use project that will include the new Florida Sports Hall of Fame, restaurants, office space and 326 condominiums ranging in price from $150,000 - $250,000. The site is located at 16th Street South and Central, very close to Tropicana Field.

• • Titan Cruise Lines’ Ocean Jewel of St. Petersburg has arrived at the Port of St. Petersburg and plans on whisking away cruisers later this month. The ship will offer two daily cruises featuring slot machines, table games, and entertainment. More than 350 people will work on the Ocean Jewel of St. Petersburg.

• • Pizza Brava, New World Trattoria, is a new restaurant that will feature a wood burning oven. The gourmet restaurant will be located at 515 Central Avenue.

• • A new 14,890 SF Walgreens Pharmacy with drive-thru and a 5,474 SF Bank of America with drive-thru will soon be coming to 3839 4th Street North.

• • Construction is completed on University Village, a 60,000 SF shopping center anchored by Publix, located in the central business district of St. Petersburg. Other tenants include Eckerd Drug Store, Great Clips, American Spirits Wine & Liquor Store, East Bay Dry Cleaners, Subway, Hollywood Video, GNC, an optician, a nail salon, and a Chinese take-out restaurant. The project is located between Second and Third Street and Second and Fourth Avenues South.

• • Lagniappe Bar & Bistro is under construction at 350 1st Avenue North.

• • Dixiana is expanding its location at 625 Central Avenue, to make room for a new home and garden section. The store will feature new and antique items.

• • Kindon Alan Gallery has opened in the new Hampton Inn & Suites. The gallery features local artists and is owned by Courtney Krippendorf and Rich Kauffmann.

• • Bayfront Tower Grill has opened at 1 Beach Drive and will be expanding to 150 seats inside and 35 outside. The business is owned by Reiner Heimann.

• • Aveda has opened a cosmetology institute and an academy for advanced training as well as a retail site in downtown St. Petersburg.

• • The McCrorys & the Alden Hotel conversion is underway on Central Avenue. There is 12,000 SF of ground floor retail planned, with the second & third floors being dedicated to condominiums. The Alden Hotel section will be converted into condominiums.

• • The former Bradford Coach House recently completed a $10 million dollar renovation project. The old coach house has been renovated into a building for Outback Steakhouse, Optical Outlets, Panera Bread café and a second floor of office space.

• • Sunken Gardens was purchased in 1999 by the City of St. Petersburg. The subtropical gardens have been rejuvenated and the adjacent 40,000 SF historic building has been renovated. The building is now home to the Great Explorations Children’s Museum, Cold Stone Creamery, and Carrabba’s Italian Grill. The building has won the 2003 Florida Redevelopment Association Award for Best Reuse or Renovation of a Building and the 2003 NAIOP Best of the Best Award for Best Rehab. • • Save-a-Lot has built a new grocery store at Dr. M.L. King Street and Seventh Avenue North. The store is located in the Round Lake neighborhood and is 15,000 SF.

Commercial Developments:

• • A large project has been announced by developers Jimmy Aviram and Tibor Hollo for their downtown city block bounded by 1st Street North, 2nd Street North, 1st Avenue North and Central Avenue. They told the St. Petersburg Times on June 25, 2004 that they are in negotiations with two major hotel chains to bring a 180 to 200 room hotel to the site along with 400 condominium units and retail.

• • The Salvador Dal? Museum has announced its desire to relocate and expand the museum at the current site of the Times Arena at Bayfront Center after it is demolished in early 2005. A 50,000 SF, three-story structure is planned to house the world-famous collection, which is valued at more than $500-million.

• • The 18,300 SF Pinellas Bayside Surgical Center has opened at 709 16th Street North. The center employs 25 – 35 workers.

• • IPC US, has purchased and plans on renovating the 238,000 square foot City Center Building, formerly known as the Northern Trust Bank Building. This class A office building is located at Second Avenue South and First Street South.

• • St. Petersburg welcomes E-Lease to its beautiful downtown. Formally of San Francisco, E-Lease worked with the City of St. Petersburg Economic Development Department to find the best location, assist with incentives, and gather market data. E-Lease CEO, Tom Williams, chose St. Petersburg because of its entrepreneurial spirit, positive business climate and growth potential.

• • Central Development Enterprises’ Round Lake Plaza I and II, an 11,000 square foot retail center on two adjacent sites on Fourth Street North between 7th and 8th Avenues are under construction. The site has interest from Planet Smoothie, Firehouse Subs, Super Cuts and Moe’s Southwest Grill.

• • A $1 million renovation of 2440 Central Avenue has begun in the Grand Central District. The one of a kind architectural style will certainly be a topic of discussion. Current plans are to build four residential condos upstairs and ground floor retail space.

• • The Arlington at 100 Eight Street North is undergoing a major $1 million renovation. The building offers 36 parking spaces and 7,800 square feet of available space.

• • A new youth hostel, The Palm Bay Hotel, has opened at 711 Third Street South. The renovated building will offer young travelers full beds and private bathrooms.

• • The professional Women’s Tennis Association has consolidated their worldwide headquarters in downtown St. Petersburg. The WTA maintained an administrative office in St. Petersburg since 1991, and formerly had headquarters in Miami and then Stamford, Conn. The St. Petersburg location was selected after a three year process that included sites in Tampa, Atlanta, Los Angeles and Charleston, SC.

• • St. Anthony’s Hospital in undergoing $30 million in renovations to improve its cardiac unit, woman’s health unit, oncology department and emergency room. In addition improvements will be made to the exterior and interior a new entrances will be added. Its $6.5 million new heart center, will include a cardiovascular intensive care unit, a cardiac telemetry unit, and medical office space.

• • First Central Tower, located at 360 Central Avenue, is undergoing a three phase $2 million renovation which includes a redesign of the ground level exterior, lobby renovations and improvements to each floor as needed.

• • JMC Communities has completed a new 92-unit Hampton Inn & Suites located near the waterfront in Downtown St. Petersburg, January 2003. This hotel is one of the few constructed and financed after 9/11.

• • Echelon Development LLC has moved downtown to a site that they have rehabilitated on Third Street South. The company was formerly located in the Carillon, an office park of which Echelon was the primary developer.
